What We Protect

Precision Coating Systems for Every Surface

Every service begins with substrate diagnostics — not a price sheet. We assess the surface, the exposure, and the failure mode before selecting a coating system.

Substrate-Prepared Interiors That Stay Perfect for Years

Full surface prep diagnostics before any primer is applied. No roller marks, no bleed-through, no paint failure at the seams.

How We Work

The Cruz 4-Stage Precision Protocol

Every project follows the same four-stage sequence — with no stage skipped, no shortcuts taken, and no detail delegated to anyone without direct owner oversight.

Substrate Diagnostics

Before a brush is uncapped, we assess your surface: stucco pH, moisture content, existing coating adhesion, and structural failure points. Most painters skip this step entirely.

Full Masking & Surface Protection

Every piece of trim, glass, hardware, and landscaping is protected. Heavy-duty canvas drop cloths cover neighboring surfaces — not plastic sheeting that slips.

Precision System Application

Each coating layer is applied at the correct mil thickness with proper flash time between coats. We never thin paint beyond manufacturer specifications to extend volume.

The Cruz Final Walkthrough

Vanessa Cruz personally inspects every surface before any equipment leaves your property. If it doesn't meet her standard, it gets corrected that same day — not rescheduled.

What Treasure Coast Homeowners Say After We Leave

5.0 Google Rating
Verified Google Review
“I had two other painters quote us before L & L. Neither one mentioned a lien release or showed me a workers’ comp certificate. Vanessa came out, explained exactly what was wrong with our stucco — efflorescence and pH issues — and showed me the test results on the spot. Every other crew had walked right past that and just started talking price.”

“Our cabinets were 20-year-old honey oak. I was ready to rip them out and spend $18,000 on new ones. L & L refinished all 32 doors and the frames in three days. The finish is smoother than what I’ve seen on brand-new kitchens. We have not found a single run mark or brush line.”

Vero Beach, FL — Cabinet Painting & Interior

“We have a 14-foot wrought iron entry gate that four other painters either wouldn’t touch or gave me ridiculous quotes for. Vanessa’s crew used electrostatic equipment and finished it in one day. Every spindle is covered perfectly — including the undersides. No rust visible anywhere.”

Jupiter, FL — Electrostatic Gate Refinishing

“I manage two commercial properties in Stuart and have used L & L on both. Vanessa coordinates around our tenant schedules, uses drop cloths that don’t migrate, and has her crew out before the first tenant arrives every morning. The paperwork — including lien waivers — is always ready before I write the next check.”

Stuart, FL — Commercial Multi-Property Painting

Verified Google Review
“Our HOA sent a compliance notice in July. We needed a full exterior repaint approved by the board and completed before the deadline. Vanessa submitted the color sample documentation the HOA required, got it approved in 4 days, and had the job done a week before the deadline. Two neighbors hired L & L off the back of what they saw.”

Common Questions

What Fort Pierce Homeowners Ask Before Hiring a Painter

Are you licensed and insured to work in St. Lucie and Martin Counties?

Yes. L & L Professional Painting, Inc. holds an active Painting Specialty Contractor license and carries $1 million in General Liability insurance plus active Workers’ Compensation coverage for every W-2 crew member. You can request a certificate of insurance at any time before or during your project.

Unlike contractors who use 1099 subcontractors, our entire crew is employed directly by L & L — which means you have zero employer liability exposure on your property. We can serve St. Lucie, Martin, Indian River, and northern Palm Beach counties.

What is a lien release and why does it matter for my home?

A lien release is a notarized legal document that waives a contractor’s right to file a mechanics’ lien against your property for the work performed. Without it, a painting contractor — or their supplier — could legally encumber your property if payment disputes arise down the line, even if you paid your contractor in full.

L & L delivers a notarized lien release with every progress payment. This is standard practice on commercial projects but rarely offered on residential jobs. We include it on every project regardless of size.

How do you handle Florida stucco — is it different from painting a wood-frame home?

Yes, significantly. Florida stucco requires substrate pH testing before any primer is applied. High-alkalinity stucco will chemically destroy standard acrylic coatings from the inside out — resulting in premature failure that looks like peeling or blistering within 2–3 years. Most painting crews skip this test entirely.

We use Sherwin-Williams Loxon XP elastomeric masonry primer, which is specifically engineered for high-pH stucco. Every exterior job begins with a documented substrate assessment. We note moisture content, existing coating adhesion, and structural crack classification before selecting a coating system.

Can you work with my HOA’s color approval process?

Yes. We handle HOA color approval submissions regularly. We prepare color sample documentation in the format required by your HOA board — typically a sample chip or a digital color swatch with the Sherwin-Williams paint code — and coordinate timing with your board’s review schedule.

We do not start exterior work until written HOA approval is confirmed and documented. This protects you from compliance violations and re-paint fees. If your HOA requires a specific coating brand or sheen level, we source it and document the match before the project begins.

How long does an exterior repaint typically take, and will my property be disrupted?

A standard single-family exterior repaint takes 3–5 days depending on square footage, substrate condition, and number of coating layers specified. We work standard daytime hours and do not leave equipment staged overnight without securing it.

All landscaping and hardscape surfaces are protected with canvas drop cloths before work begins. We mask windows, doors, and light fixtures before spraying. You can remain in the home during the project. Vanessa Cruz will walk through the completed scope with you before we close the job file.
