Unlike contractors who use 1099 subcontractors, our entire crew is employed directly by L & L — which means you have zero employer liability exposure on your property. We can serve St. Lucie, Martin, Indian River, and northern Palm Beach counties.
What is a lien release and why does it matter for my home?
A lien release is a notarized legal document that waives a contractor’s right to file a mechanics’ lien against your property for the work performed. Without it, a painting contractor — or their supplier — could legally encumber your property if payment disputes arise down the line, even if you paid your contractor in full.
L & L delivers a notarized lien release with every progress payment. This is standard practice on commercial projects but rarely offered on residential jobs. We include it on every project regardless of size.
How do you handle Florida stucco — is it different from painting a wood-frame home?
Yes, significantly. Florida stucco requires substrate pH testing before any primer is applied. High-alkalinity stucco will chemically destroy standard acrylic coatings from the inside out — resulting in premature failure that looks like peeling or blistering within 2–3 years. Most painting crews skip this test entirely.
We use Sherwin-Williams Loxon XP elastomeric masonry primer, which is specifically engineered for high-pH stucco. Every exterior job begins with a documented substrate assessment. We note moisture content, existing coating adhesion, and structural crack classification before selecting a coating system.
Can you work with my HOA’s color approval process?
Yes. We handle HOA color approval submissions regularly. We prepare color sample documentation in the format required by your HOA board — typically a sample chip or a digital color swatch with the Sherwin-Williams paint code — and coordinate timing with your board’s review schedule.
We do not start exterior work until written HOA approval is confirmed and documented. This protects you from compliance violations and re-paint fees. If your HOA requires a specific coating brand or sheen level, we source it and document the match before the project begins.
How long does an exterior repaint typically take, and will my property be disrupted?
A standard single-family exterior repaint takes 3–5 days depending on square footage, substrate condition, and number of coating layers specified. We work standard daytime hours and do not leave equipment staged overnight without securing it.
All landscaping and hardscape surfaces are protected with canvas drop cloths before work begins. We mask windows, doors, and light fixtures before spraying. You can remain in the home during the project. Vanessa Cruz will walk through the completed scope with you before we close the job file.
